About Twelve Stones Crossing
A larger planned community on the north side of town, with newer homes, family kitchens, and full fixture suites.
Twelve Stones Crossing is a larger planned community in Goodlettsville, in Sumner County, with newer homes and family kitchens that use a lot of water every day. Newer does not mean trouble-free: a kitchen drain can still clog from grease, a toilet flapper can still wear out, and a water heater can still lose heating power. We see full fixture suites here, so a visit often covers a kitchen, several bathrooms, and a water heater in one home, and we test each one before we leave.
Goodlettsville sits in both Davidson and Sumner Counties, with ZIP codes 37070 and 37072, and it grew from Mansker's Station into a community along I-65 north of Nashville. Homes here range from older ranch homes to 1980s townhomes to newer subdivisions, so we see a wide mix of pipe ages, fixture types, and water heater setups. Mansker Creek and Dry Creek run through the area, and Moss-Wright Park and the Rivergate area are local landmarks that help orient a visit.
Common plumbing issues in this area
- Leaks under sinks, at toilets, and at water heaters
- Slow drains and main line backups
- Running toilets and dripping faucets
- Water heaters that run out fast or make noise
- Frozen outdoor lines and burst pipes in a cold snap
Most-requested services here
Emergency plumbing, drain cleaning, and water heater repair are among the most requested here, along with leak detection when a hidden leak is suspected.
Plumbing angles for homes here
Middle Tennessee winter freeze risk matters for outdoor lines and exposed pipe runs, and mineral load in the water can add to scale in fixtures and water heaters over time. Older homes can have older pipe material that is less forgiving, while newer homes can still have a fitting, valve, or drain fault that needs a careful diagnosis. We check the fixture or line first, explain what we found, and quote the job before work starts.
